"OK kids here's how it works": If you identify a house you want and you don't need someone holding your hand (i.e. your 1st purchase) and you can work via online and over the phone, brokers are giving buyers mad, crazy, stupid rebates and refunds!:

http://www.buysiderealty.com/ gives buyers a credit of three-quarters of the agents standard commission at closing or a check within two weeks of the close. Cheddar!
http://www.rebatereps.com/ has more personal interaction between buyer and agent. Buyers work face to face with full service agents who get the standard 6% commission, but then rebate you 1% of the sale price. Big Cotton!
